@ Livvy - Your Lawyer will get the sales agreement within about 10 - 14-days of the reservation fee being paid. Nothing further is paid until the developer obtains the Certficate of Compliance which is estimated to be around Oct./Nov. once the roads and services are installed. At this point the land will be conveyed. You then sign the conveyance and mortgage documents and pay the full balance due. After signing the reservation agreement and paying the $5000 fee, how soon after that would one's attorney receive the sales agreement?
