JUNE 2010 Green Shoots Are Being Baked In The Sun

About 12 months ago some financial pundits started to talk about “green shoots” in the market. We all understand the concept of renewal so it seemed quite an apt phrase when we started to see pockets of activity that gave us hope. That hope was realized over the winter period with an increase in actual transactions. As we had predicted last year, the price corrections coupled with a strengthening Pound Sterling and stabilizing world economy worked in our favour manifesting itself in transaction volume and stabilized pricing. I am pleased to say that we were right, but now it seems we face a new challenge – Greece and oil are causing our recovery to slip!

In The Red Book 2010 Andrew Mallalieu trumpets the equilibrium that has now been reached in the Barbados foreign real estate market: “Sellers have found the point at which buyers are willing to make a decision”; and this he states has led to sales of vacation and second homes to foreign investors at full asking price. Simon Milligan, in the same publication touts the investment in real estate (in Barbados or elsewhere) as a “theoretically sound part of a wider efficient portfolio of investments”

American playwright Tennessee Williams once said, “Time is the longest distance between two places.” This time last year we were apprehensive about what 2009 held for us as the major economies of the world virtually crashed and burned. We were counseled that a flight to quality would leave Barbados in a relatively good position when the economic smoke cleared. The time has inched by and The Red Book 2010 reflects that the distance between economic chaos and normalcy is growing shorter, even if incrementally. The bar has been raised at Terra Caribbean with new service lines now available to better serve our increasing clientele. We have relocated to a larger office as Terra’s family grew with the addition of key staff members and hence outgrown our previous home. There has been much said about the proposed property tax system since the presentation of the fiscal budget by the Minister of Finance, and frankly I feel we have been obfuscated with commentary on this matter. My purpose is not to add my voice to the plethora, but to attempt to direct some thought towards the potential efficacy of a new tax regimen and its impact on the real estate market.

As we near our 43rd anniversary of Independence in what has been a very challenging year, we thought it a good time to reflect on our small island’s resilience. Just a year ago the world seemed to have stood still as international giants Lehman Brothers, Bear Sterns and AIG (to name a few) all but imploded and caused mass economic turmoil around the globe. Regionally, CLICO announced its financial instability bringing the problems of the world even closer to home. As expected tourist arrivals slowed and direct foreign investments all but ground to a halt.

Timing the market is a concept most often applied to stock market investing, but one of my friends keeps joking with me whenever I ask for advice he always says “Buy low, sell high.” On the other hand my father tells me “Buy right and hold for the long term”. Another person (not my friend) tells me that I should “Buy high and sell higher!” That simple statement seems to highlight the different risk profiles that can be adopted when it comes to investing.
