Our services include valuations for mortgage collateral, balance sheet reporting/asset purposes, sale and rental purposes, stamp duty purposes and development appraisals, all customized to meet the needs of our diverse client base.
Terra Caribbean is accredited to undertake valuations by the major Banks, Insurance companies and Finance houses in Trinidad and Tobago. Our team also includes accredited members of The Royal Institute of Chartered Surveyors (RICS) and experienced valuations technicians.
The following basic information is required to get the process started:
- Copy of Deed or Certificate of Title
- Copy of Cadastral Plan if available
- Agreement for Sale is applicable
- Deposit of $2,500.00 for residential properties, and $5,000.00 for commercial properties
The cost of a valuation is based on the value of the property. The breakdown is as follows:
Residential Properties
- Values up to $1M – Minimum Fee = $2,500.00 (plus VAT and Reimbursables)
- Values $1M and over – 0.25% of Valuation plus VAT and Reimbursables
- For residential properties values over $10,000,000 the fees are negotiable.
Commercial Properties
- Values up to $2M – Minimum Fee = $5,000.00 (plus VAT and Reimbursables)
- For commercial properties values over $50,000,000 the fees are negotiable.
Timing is dependent on the nature of the property, the nature of the valuation request, and the availability of data. However, typically a valuation takes ten (10) working days.
